» When is my rent due and where can I pay my rent?

Rent is due on the 1st of each month and is considered late on the 5th after 5:00 PM. All rent payments received after 5:00 PM on the 5th day of the month, will automatically be charged a five percent (5%) late fee and only Cashers Checks or Money Orders will be accepted after the 5th. NO EXCEPTIONS!

» What are acceptable forms of rent payment?

Acceptable forms of rent payment are Personal Checks, Cashier’s Checks, Money Orders and Cash. If payment is made in Cash, Bev Roberts Rentals, Inc. is not responsible for any liability.

» How do I make a request for a maintenance problem?

All maintenance requests must be directed in writing by mail or email, or made through the online Maintenance Request Form at: www.RobertsRentals.net

» How long should I plan to wait to hear back from someone regarding a maintenance problem?

In a non-emergency situation, please allow three days. If you have not heard from our office in five days, please contact our office at (919) 306-5665.

» In the case of an emergency in my rental home, what do I do?

If this is an after hour’s emergency, please call our 24 hour emergency line at (919) 306-5665 (Examples of emergencies are active water leaking, flooding, gas odors etc. Items such as dishwasher problems or a burner out are not considered emergencies.)

» What am I responsible for maintaining in my rental home?

You are responsible for maintaining and changing air filters monthly, and smoke detectors and CO2 detector batteries as needed. Light bulbs that are easily accessible also need to be maintained by the tenants. In most situations, yard maintenance may be required. Please refer to your individual Residential Rental Contract (Lease).

» Am I responsible for utilities at my rental home?

Unless otherwise stated in your Residential Rental Contract (Lease), typically tenants are responsible for all utilities not included as a part of the rent, including, but not limited to, water, electric, telephone, cable, internet, and gas services; for the duration of this lease (regardless of early move-out and/or breach of the rental contract).

» Do I need approval to paint or change something in the home I am renting?

Any and all changes or modifications to the property must be requested in writing to Bev Roberts Rentals and Property Management for approval before any changes are made.

» Do I need approval to possess a pet in the home I am renting?

Please refer to your copy of your Residential Rental Contract (Lease), particularly page 1, under PETS and page 3, paragraph 11.


Please contact Bev Roberts Rentals and Property Management before acquiring a pet to discuss this situation in detail. We will obtain approval from the property owner and compose the necessary forms and/or charge the necessary fees.

» Do I need renter's insurance?

It is highly recommended that all residents carry enough insurance to cover themselves and their personal property. You are solely responsible for insuring any of your personal property located or stored upon the premises upon the risks of damage, destruction, or loss resulting from theft, fire, storm and all other hazards and casualties. Regardless of whether you secure such insurance, the property owner and Bev Roberts Rentals and Property Management shall not be liable for any of your personal property located or stored upon the premises regardless of the cause. Please consult with your insurance agent for specific details.

» Am I allowed to let another occupant or roommate live in the residence?

Please refer to your copy of your Residential Rental Contract (Lease), particularly page 1, under PERMITTED OCCUPANTS and page 3, paragraph 13. You shall not allow or permit the premises to be occupied or used as a residence by any person other than the tenant and the permitted occupants. Please contact Bev Roberts Rentals and Property Management to discuss this situation in detail before allowing another occupant or roommate to live in the residence. We will obtain approval from the property owner and compose the necessary forms and/or charge the necessary fees.

» Does the landlord have the right to enter the property at any time?

The landlord reserves the right to enter the premises during reasonable hours and typically with a reasonable amount of notice for the purpose of:

» What happens if I wish to extend my lease beyond the lease end date?

Contact Bev Roberts Rentals and Property Management 60 days prior to lease end. We will obtain approval from the property owner and compose the necessary forms to extend your lease.

» What happens if I need to move before the end of my lease?

Please refer to your copy of your Residential Rental Contract (Lease), particularly page 7, paragraph 7. If you breach the contract, you are liable for:


A breach of the contract may result in information regarding tenant performance in relation to your contract being forwarded to credit reporting agencies. Please contact Bev Roberts Rentals and Property Management as soon as possible to discuss this situation in detail.

» What do I do if I need to move out at the end of my lease?

It is required that you provide 60 days notice in writing to Bev Roberts Rentals and Property Management. The Notice to Vacate must be received by us 60 days before the end of the lease term. Not giving notice 60 days prior could result in a lease extension of 60 additional days. You can mail or email this notice or drop it off at our office. You may also fax your notice to (919) 674-2049.

» What am I responsible for when vacating the property?

Upon vacating the property, you must:


Failure to complete the above bullets shall make you liable for the costs over and above ordinary wear and tear, which may be deducted from the Security Deposit.

» When will I receive my Security Deposit after I vacate the property?

You must provide us with a forwarding address, so we may refund your Security Deposit or your balance with an itemized statement of any deductions within thirty (30) days after the termination of the tenancy and delivery of possession. If your forwarding address is unknown and you fail to make demand for the balance within a six (6) month period, the property owner shall not be held liable to you for a refund of the Security Deposit.

» How do I know if I'm getting a good tenant?

There are four pieces of information that we gather in order to create a profile of all applicants for your property. These include a detailed Credit Report, Rental and/or Mortgage Verification, Nationwide Criminal Check, and Employment Verification. Our recommendation to accept or not accept an applicant is based on this data. This report is paid by the tenant at the time of application.

» Who collects the rent?

Bev Roberts Rentals and Property Management collects all rental payments from tenants, and then uses these funds to manage the monthly operations of your property. Any residual income remaining is dispersed to you.

» What happens if the tenant doesn't pay the rent?

We follow a strict procedure, which includes legal notice of contract breach, personal contact with the tenant in an effort to work things out and ultimately a court hearing, judgment and eviction if necessary. We take all steps possible to resolve any rent payment issues without legal action. If it becomes clear that the tenant is unable or unwilling to pay any more rent, you will be notified to discuss options for removing them from your property.

» When will I receive my disbursement check?

Rents are due in our office on the first of each month. Our leases specify that if rent is not received by the fifth of the month, a late fee is assessed. In order to avoid violating trust accounting laws, we need to wait until rent checks clear before we can send payment to you. Owner disbursement checks are mailed or deposited on the 15th of the month or the first business day after the 15th of the month. We will provide you with a detailed monthly statement showing all the income and expenses for the month along with copies of any paid invoices or bills.

» What happens to the tenant's Security Deposit?

All security deposits are placed in a separate escrow account where they remain until the tenant moves out. Deposits minus any damage noted are refunded within 30 days of the end of the tenancy as required by North Carolina State Landlord Tenant Law.

» Who pays the recurring monthly bills?

As long as the correct and necessary information is provided, Bev Roberts Rentals and Property Management makes any or all recurring payments for you such as your HOA fee, lawn maintenance contract, pest control contract, etc. During a vacancy we will pay utility bills from the owner reserve/escrow funds.

» Am I informed of all repairs you make on my property?

Our standard management agreement includes emergency service consent as well as authorization of non-emergency repairs more than $300 dollars. For non-emergency repairs estimated to exceed this threshold, no work is initiated without your express approval.

» How do I know the repair people will do quality work?

Consistently utilizing the services of our maintenance division allows us to control a higher quality of workmanship. We use a list of third party vendors and require the highest level of professionalism and quality from them.

» What happens if there is an emergency?

Tenants are encouraged to take a proactive approach not only to emergencies but to routine maintenance items as well. Tenants are provided with our 24-hour emergency number in the event there is a problem that cannot wait until the next business day.

» How often will my home be inspected?

At the beginning of each new tenancy, a move-in inspection is completed that presents a detailed summary of the condition of your home. The detailed assessment of the property will be provided to you and the tenant. After a new tenant is secured we do an internal inspection of your property. If requested by the property owner, we will conduct a general exterior and interior inspection throughout the tenancy for a small fee.

» I want to sell my property; can you list it for me?

Bev Roberts Rentals and Property Management primary focus is on rentals and managing investment property.
